Building Permits
Residential and Commercial Properties
A permit must be obtained before:
- constructing any new building or additional structure on your property
- repairing or adding to an existing building
- excavating or constructing a foundation
- installing heating, plumbing, air conditioning or a masonry fireplace
- erecting temporary buildings or demolishing existing structures
- replacing or installing a new septic system
- installing new or altering existing signs, including portable signs; See Bylaw 1573/23
- any construction in water (e.g. a dock or boathouse with solid foundation – Ministry of Natural Resources)
- changing the use of a building (changing the business and/or potentially increasing its hazard)
What happens to your application?
Planning & Development will review an application to confirm that the proposed work complies with the Ontario Building Code, Building Code Act, Zoning By-law, Official Plan and other applicable law(s).
What happens during construction?
A Building Inspector will determine if construction is being completed in accordance with the Ontario Building Code; the original permit and approved plans.
It is the Owner’s/Applicants responsibility to:
- have the permit and plans available on site; and
- contact the Municipality for appropriate inspections; including a final to close the permit
What happens if you don’t get a building permit?
Anyone who is found guilty of building without a permit can be fined. Further to this, by-law 1410/21; a Starting without a permit – Administration fee can be applied.

Town of Petawawa in partnership with Cloudpermit for all building permit application needs. It provides users with a streamlined process that allows for greater communication with the building department and allows you to track the status and process of your permits; anytime and anywhere.
You can start an application, finish it later and receive email updates on the status of your permit application. You even request building inspections online!
NOTE: The Cloud permit software works best with Google Chrome on a desktop/tablet. Using a phone or other browser will affect your viewing of the software and may impact the ability to process and upload some of your permit documents.
Getting Started with Cloudpermit
Cloudpermit has replaced our paper-based application process, making it easier and more convenient to apply online. While everything is now submitted electronically, you’ll still need to upload supporting documents — such as Authorizations, Schedule 1 and 2, Site Plan, Plot Plan, and others — as attachments in your application.
To help you get started, we’ve created a step-by-step guide that walks you through everything from setting up your account to submitting your first application.
You’ll find fillable forms that can be completed and uploaded directly to the ‘Attachment‘ section of your Cloudpermit application.
Please note: Be sure to click ‘Submit Application‘
once all required clearances are complete. This final step officially sends your application to the Town for review.
